| 摘要(中) | 近三十年來的台灣房地產市場，前二十年有著七年一次景氣循環的軌跡可循，民國八十年後房地產市場的榮枯則好像無所依循，房地產與股價是否會同時漲跌，或者股價上漲或下跌時、房地產會延後多久上漲或下跌，此二市場間有多少關聯性，本研究即為探討台中市地價與股價的關聯性及地價隨股價波動之遞延時間。 研究期間為自民國八十九年第一季至民國九十三年第二季共十八季，以內政部地政司所發布台中市土地交易價格與台灣證券交易所編算之發行量加權股價指數，應用相關統計理論，以線性迴歸分析法，找出地價與股價是否會同時漲跌，或地價會隨股價波動之遞延時間，再應用判定係數及殘差分析，檢驗是否符合線性迴歸並判定極端值，最後應用刪除極端值，繪製地價與股價漲跌幅趨勢線進行比對分析，以探求台中市地價與股價指數兩變數間之關聯性。 研究結果發現如下： 1、台中市地價會隨股價漲跌而波動，且以隨延後一季最為接近。 2、若無國內政策性或國際重大經濟情勢的影響，台中市地價明顯會隨股價指數漲跌，且台中市地價與股價指數漲跌幅，有著甚為接近之趨勢線，亦即台中市地價與股價指數確有關聯性。 | |||
| 摘要(英) | Commercial and residential building investors require an understanding of the historical relation between land price change and stock returns to help them select the right timing for purchasing lands. This study examines this relationship based on data from 2000 to 2004. The stock return are calculated based on the index listed on the Taiwan Stock Exchange. In addition, the data of land value of Taichung city collected from Department of Land Administration, Ministry of Interior are used in the calculation of price change percentage. Previous-quarter stock return appears to be a strong factor in determining this quarter’s land price change. However, further research is needed to determine why the relation between land price change and stock return is significant for Taichung city. Moreover, whether other places in Taiwan appears such relation may also need to be investigated to help investor expand investments all over the Taiwan. | |||
